The Attic Smells Musty
Attics smell musty when wood and insulation stay damp. The usual donors are a bathroom fan duct that ends in the attic, damp air from the house leaking up and condensing in the cold, or a roof or flashing leak. The smell drops into bedrooms through the hatch, can lights, and gaps. You do not need to roam the trusses to start.
From the hatch, flashlight, feet on the framing if you go up at all, never on the drywall. Look toward the baths. A duct that stops in the insulation is a find. Look for black or damp sheathing, wet insulation, a stain that glistens. If you see those, take a picture and come down. Walking around up there is how people fall through ceilings. If you are unsure, look from the opening only.
A bath fan that dumps upstairs will musty the attic every shower. The repair is a duct to an outdoor cap, not a stronger fragrance in the hall, and not "run the fan less" so the bathroom rots instead. Tell a contractor you want the outdoor end visible when they finish.
Roof leaks and condensation can look similar. Rain stains that match storms, especially at penetrations and valleys, lean leak. Widespread damp on cold days with no rain, plus a bath fan or a lot of house air leaking up, leans moisture from inside. You can note the weather and still hire a roofer or an insulation person to confirm. Do not cut the roof. Do not spray the sheathing.
The bedroom smell that is worst under the hatch fits this. Weatherstrip on a leaky hatch reduces the path. It does not dry the attic. Do it after you know you are not locking in an active leak you ignored. Fix the water, then the hatch gap.
Insulation that is wet should be handled by someone who can replace what is ruined without dragging it through the house in a cloud. Do not fluff wet insulation and call it restored.
If the attic also holds a furnace and you smell gas or burning, leave it alone and call the right emergency or a licensed pro. Musty and gas are different exits.
Write fan duct, rain stain, or widespread damp. One of those leads the call.
Match the smell to showers for two days. Hatch smell stronger after baths means stay on the fan duct. Hatch smell stronger only after rain means show a roofer the stain and the weather. If you cannot tell, write both observations and let a person on site separate them. Your notes still shorten the visit.
Do not store the holiday bins under a stain you just found. Wet cardboard becomes the smell you notice in December, and you will think the attic came back. Move storage away from the wet bay until the leak or the duct is actually fixed.
A bedroom closet that shares the hatch chase will smell first. If that closet is the complaint, you still look up, not only at the clothes. Wash what absorbed the odor after the attic is drying, or the closet will haunt a finished repair.
If you only look from the hatch and see nothing wet, say that too. A clear look is a result. The smell may be the bath duct just out of sight or a closet below. Not seeing a pond is still worth telling the next person so they do not start by replacing a roof you already photographed dry.
